From plumbing and electrical systems to doors, fixtures and AC, regular checks help keep a property running smoothly. Use this checklist as a starting point and adjust it to suit your property and how it is used.
Plumbing and water
- Look under sinks and around toilets for moisture or drips.
- Check ceilings and walls for water stains.
- Run taps and showers that are rarely used, and check that drains empty quickly.
- Confirm the water heater is working and not leaking.
- Know where the main water valve is and make sure it turns.
Air conditioning
- Clean or replace filters regularly.
- Check indoor units for dripping water and make sure drain lines are clear.
- Listen for unusual noises and notice any unpleasant smells.
- Check that thermostats respond and rooms cool evenly.
Electrical
- Test lights, switches and sockets in every room.
- Note any flickering, buzzing, warm sockets or breakers that trip often, and have them checked by a qualified electrician.
- Test smoke detectors where they are installed.
Walls, ceilings and floors
- Look for cracks, damp patches and peeling paint.
- Check for loose or cracked tiles and worn grout.
- Note any areas that need touch-up painting.
Bathrooms and wet areas
- Inspect silicone sealant around showers, baths, basins and kitchen counters.
- Check that extractor fans work.
- Look for mould or persistent damp.
Doors, windows and fixtures
- Check hinges, handles, locks and sliding doors.
- Make sure window and door seals are intact.
- Tighten loose fittings, curtain rods and shelves.
Appliances
- Inspect washing machine and dishwasher hoses and connections.
- Check that appliances are working and not leaking.
How often should you check?
That depends on the property, its age and how it is used. A home you live in may only need a thorough check a few times a year, while rental and holiday properties benefit from a check between every tenancy or stay. Whatever schedule you choose, keeping a simple record of what was checked and fixed makes the next round easier.
